TTC Bus Lands

The focused review group, which consists of community representatives, City planning staff, TTC staff, representatives of Councillors Walke and Stintz and developers, met for the first time in several months in October.

The group is developing a comprehensive set of design guidelines and planning policies to inform development of the TTC bus lands. The purpose of this meeting was to allow the TTC to present its preferred option, from an operations perspective, for a new permanent bus terminal.

The TTC’s objective is to develop the land to its highest and best use, consistent with its operational needs, the planning guidelines and community concerns, to finance the new terminal. The development, which will be the subject of a public tendering process through a “request for proposals” (RFP), is expected to include a requirement that the successful developer build the new terminal to the design specifications set by the TTC. The RFP will be subject to public comment and approval by City Council before it is finalized, which is expected to be next spring.

Over the next several weeks, the group will be reviewing the TTC’s proposal to ensure it is consistent with the guidelines and policies. The design guidelines address the physical attributes of the development -- for example, the size and scale of the buildings, with taller buildings to be located near the intersection of Yonge and Eglinton, but do not cover such matters as restrictions on heights or densities.

These will be subject to public comment and, once finalized, will form part of the RFP.
